Award-winning renovation project in Mornington

This project won us the award for Best Renovation/Addition in the competitive $300,000-$500,000 category at the 2012 Master Builders’ Association Excellence in Housing Awards.

The clients required a design to turn an old three level 3 bedroom and study home, built in the sixties, into a comfortable and modest family home. The existing bedrooms were quite small and the clients still have three teenage daughters. It became evident that the original first floor studio addition built in the late eighties was too small to accommodate the bedrooms.

We conceived the idea to demolish the first floor walls and expand and re-build the first floor to contain 3 good size bedrooms with their own walk in robes, a bathroom with double vanities (remember the 3 teenage daughters), a rumpus room and bigger balcony taking into account the existing stair location and views to Mornington Harbour.

The small Master Bedroom and another small bedroom on the entrance level was re-designed to provide one good sized Master Bedroom with large walk in robe and bigger modern ensuite. An existing bedroom on that level was converted to a study along with re-furbishing the existing bathroom as a powder room to service guests. A new front porch roof was added to help direct visitors to the main entrance and give some weather protection.

Downstairs the existing kitchen was tucked away into a tight dark corner. A narrow sunroom adjoined the only redeeming feature of the house, a generous lounge that opened up onto a quant courtyard. We decided to demolish the wall between the sunroom and lounge and build a galley type kitchen and large walk in pantry in the sunroom that at one end opens up to a new lower storey balcony. Perfect for outdoor entertainment with the direct access to the kitchen.

It was decided that the original large brick fireplace and chimney at the end of the lounge was inefficient and the chimney would block the beautiful Mornington view from the rumpus upstairs. A gas fire replaced the entire chimney which also incorporated windows either side to allow a view of the balcony, garden and glimpses of the view from downstairs.
